Flat roofs are notorious for leaking, as they are less able to get rid of water when compared to pitched roofs. Waterproofing your flat roof is therefore vital, and one of the biggest mistakes that builders can make is to cut costs in this department.
When it comes to damage to property, damage caused by water (rain, leaks and moisture in general) far outweighs property claims due to fire damage. Furthermore, mould and mildew thrive in warm, moist areas, and these present a serious health hazard.
A leaking roof can therefore result in the following:
- Health Risks: Conditions experienced may range from nasal stuffiness, throat irritation, coughing or wheezing, eye irritation, skin irritation and even respiratory infections.
- Structural damage to the building caused by water leaks
- Significant aesthetic damage to the building, resulting in unnecessary damage control and additional maintenance.

Building Regulations and Roof Waterproofing
SANS 10400 Building Regulations stipulate the necessity of waterproofing. The trouble is, many contractors may skimp on these ‘hidden’ costs, resulting in a poor final product.
The National Building Regulations and Building Standards Act states that roofs must be designed and constructed safely so that they are not damaged by wind or any other natural force. The law also states that they must be waterproof. Particularly, roofs must be durable, not allowing the penetration of rainwater or any other surface water to the interior. No water should be able to accumulate on the surface.
According to the SANS 10400 Building Regulations, waterproofing for Category 1 buildings, waterproofing should resist the penetration of rain to the extent that water won’t run down the inside face of walls onto the ceiling or the floor. Category 1 buildings include schools, churches, small shops, offices, dormitories, domestic residences where two or more units are on one site, and your regular home which consists of a house, garage and outbuildings. This category of buildings has no basements, so these types of buildings are in a different class.
